pays the rent that the landlord accepts, depending on the tenancy agreement that ends. Sometimes the rent increase or anniversary date is not the same as the renewal date. This type of agreement is often referred to as a ”lease step.” A time rental has two columns in the ”Amount of Rent Due” section. The first column shows the rent the tenant will pay for the first part of the agreement; the second column shows when the rent increase came into effect. For example: the lease is from October 1 to September 30. The anniversary date on the rental unit is April 1. The tenant pays $500.00 per month from October 1 to March 31. On April 1, the rent rises to $505.00 per month. If a lessor does not correctly indicate the termination of a fixed-term lease, the lessor must grant the tenant a new lease or renewal contract at least three months before the expiry of the existing tenancy agreement.

If a contract is automatically renewed because a lessor does not offer a renewal of the tenancy agreement, the tenant has the right to revoke the renewal contract by providing the lessor with a payment period. The tenant must return the contract signed to the lessor at least two months before the end of the existing contract if he intends to continue living in the unit; and if one or more tenants decide not to renew it, the lessor may terminate the lease at the time of the conclusion of the existing tenancy agreement or ask the other tenants to sign a new contract. If the lessor wishes to change some of the terms of the contract and the other tenants accept the changes, the landlord should make available to tenants who plan to remain in the rental unit a copy of the new tenancy agreement and a mandatory notification to the new form of tenant. Tenants have the legal right to award or sublet their fixed-term tenancy agreement. The landlord has the right to accept the new tenant`s application before it is completed.
