Renewing A Tenancy Agreement

A periodic lease is the legal name of a continuous lease with no set end date. At the time of renewal of a lease, it is customary for landlords (or rather their agents) to claim a renewal fee for “administrative costs”. This is often cancelled out because the reality is that if a good tenant moves, it can take several weeks or more, if the property is empty, plus advertising costs and these cost the landlord much more than any “renewal fee”. Such fees are now considered illegal under the Rights of the Child Act 2019. For example, if the fixed term of the lease expires in December, you should aim for an 18-month extension. Look for longer contracts (unless your personal circumstances are such that you need more flexibility) and think strategically about termination clauses. A periodic lease continues under the same conditions and you should pay your rent as usual. It will run monthly or weekly depending on how often your rent was due for the fixed term. If there is no new lease, a landlord can terminate the tenant. This only applies if the initial fixed term has expired and has become a “periodic lease”.

The essential derogation from this notice period is if a lessor accepts another notice period. Due to the upheaval caused by COVID-19, more and more landlords and tenants are choosing to renew existing contracts instead of facing the uncertainty of renting and renting in the midst of a persistent pandemic. Landlords always look to keep the right tenants at their property for as long as possible in order to reduce costs, and tenants generally prefer to build a stable home in a property rather than bothering to move every year. However, the mutual benefits of an extension of a lease are even more obvious to both parties, given the current circumstances. Well, the simple answer is that you don`t have to do anything. Indeed, as soon as a temporary rental contract ends, it automatically becomes what is called in legal jargon: Legal periodic rental Legal periodic rental contract On the other hand, your landlord may ask you to sign an extension if he wants to change the terms of your rental agreement. This usually means an increase in rent or an update to comply with new laws. You can then insert the revised rental term and end date. This means that you will continue to receive the reminder of the end of the lease at the right appointment.. .
